Think of Aridom Sanex as the 999 of mould control. We respond fast with professional cleaning and eco-friendly dry fogging to halt spread, stabilise the indoor environment, and protect your family, residents, staff and customers, and buy time to arrange the repairs that stop the damp. Who will be protected: homes & HMOs; offices and schools; hospitals, GP surgeries and care homes; events & leisure venues; restaurants, hotels and spa centres; retail & transportation; dental and veterinary clinics; food-adjacent environments including slaughterhouses, farms, greenhouses and cold stores; heritage and historic buildings (listed homes, churches, museums, archives, timber-frame and stone properties).
Awaab’s Law comes into force for the social rented sector on 27 October 2025, introducing strict timeframes to investigate and tackle emergency hazards within 24 hours and to address damp and mould hazards that present a significant risk of harm within fixed timescales. We help you triage, document and take immediate action that aligns with these requirements.
Awaab’s Law will come into force for the social rented sector from 27 October 2025 … emergency hazarDry fogging to quickly reduce airborne and surface mould levels across rooms, voids and ventilation paths
Targeted cleaning of visible growth using safe methods that minimise spore spread
Comprehensive coverage: automated dry-fog devices generate ultra-fine droplets (<5 μm) that behave like a mist, reaching nooks, ducts and ventilations. The process is non-wetting, so electronics and furniture don’t need covering; once ventilated, areas are ready to use
Evidence pack for your file: before/after photos; step-by-step record of cleaning & dry-fogging; eco-friendly product name & batch, SDS/MSDS, Safe System of Work, and clear re-entry criteria
Eco-friendly approach: low-residue, non-bleach oxidising chemistry with a minimal environmental footprint
Enhanced health & safety: by reducing microbial load and exposure, we help create a safer environment for occupants, especially children, older adults, people with asthma/COPD, or the immunocompromised
Our standard HOCl-based product is not classified as hazardous (no COSHH hazard classification). With controlled dosing and ventilation, we don’t introduce additional hazards into an already hazardous space. If a different chemistry is requested, we’ll confirm any requirements in writing before works.
Social landlords: councils, ALMOs, housing associations- HHSRS risk & complaint triage
Private landlords/agents: including HMOs and multi-unit blocks
Vulnerable occupants: Children & infants, older adults, people with asthma or chronic obstructive pulmonary disease (COPD), immunocompromised individuals, Mast Cell Activation Syndrome (MCAS), Multiple Chemical Sensitivity (MCS), Myalgic Encephalomyelitis/Chronic Fatigue Syndrome (ME/CFS)
Conditions mould can trigger/worsen: allergic rhinitis, chronic rhinosinusitis, atopic dermatitis/eczema, hypersensitivity pneumonitis, bronchiectasis

Heritage buildings demand a different touch. Lime plaster, timber, stone, historic paints, textiles, books and manuscripts can be damaged by wet methods or harsh chemicals. Our conservation-led approach delivers effective mould cleaning and HOCl (hypochlorous acid) dry fogging while respecting original fabric and collections.
Why our method is safer for heritage
Under 5 μm dry fog behaves like a mist, reaching voids, behind panelling, cornices, floor voids and shelving, without wetting sensitive materials.
Low-residue, non-bleach chemistry and controlled ventilation mean we don’t introduce new hazards into already delicate environments.
No plastic sheeting over electronics or fittings is typically required; after ventilation and safety checks, spaces are ready to use.
Typical heritage challenges we help you navigate
Protecting irreplaceable materials (lime plaster, timber, stone, historic finishes, textiles, books and manuscripts)
Working within conservation guidelines and tight access windows
Maintaining architectural authenticity and breathability
Serving London, Kent, Surrey, Sussex and the wider South East, other UK regions by arrangement (additional costs might apply)
Specialised Process: We specialise exclusively in mould decontamination. Our dry fogging decontamination is typically carried out after the initial mould remediation process. Once the affected areas have been treated and the visible mould has been removed, dry fogging can be employed to ensure thorough disinfection.
Preventing Mould Recurrence: Dry fogging is an essential step to prevent mould recurrence and to ensure the indoor environment is safe and mould-free. It is often employed in conjunction with other mould remediation techniques to provide a comprehensive solution.
Flexible Service Plans: Tailored to your specific needs, our services are available on a schedule that suits you. Whether you require daily, weekly, monthly, quarterly, biannual, or annual mould decontamination, we offer flexible service plans to accommodate your unique requirements.
Compliance with Standards: We strictly adhere to the BS EN 17272:2020 standard, ensuring our mould decontamination services meet the highest quality and reliability benchmarks. This commitment provides you with complete peace of mind, knowing that our solutions adhere to industry standards.

Honest outcomes: we don’t claim total eradication, spores exist outdoors. We provide measured reduction to acceptable levels and practical environmental control to discourage regrowth. (Your contractor handles the building repairs that stop the damp.)
Professional honesty is fundamental to our service. We cannot and do not claim to completely eradicate all mould from any environment, as this would be SCIENTIFICALLY IMPOSSIBLE given that mould spores are naturally present in all outdoor air. Instead, our goal is to reduce mould levels to acceptable, safe concentrations that do not pose health risks or property damage.
This honest approach means we cannot offer guarantees of complete mould elimination, but we can guarantee that our treatments will significantly reduce contamination to safe levels and provide ongoing protection against recurrence when combined with proper environmental controls.
